Carpet extraction, painting, repairs and removing furniture or belongings left behind are separate trades. Arrange those before the clean rather than after, so the unit is not cleaned twice.
Sequencing a turnover
The order matters, and getting it wrong is the most common way a turnover budget gets spent twice.
- Tenant out and everything removed, including anything abandoned in the garage or on the patio.
- Repairs, replacements and any maintenance work — before the clean, not after.
- Painting, if it is happening. Paint produces dust and drips; cleaning first wastes the clean.
- Carpet extraction or floor work, if it is needed. This is a separate specialist trade.
- Cleaning. Now everything is finished and the property is genuinely empty.
- Photographs and listing. The unit is at its best on the day the clean finishes, not a week later.

Rental turnover questions
- How is this different from move-out cleaning?
The scope is nearly identical. The difference is who is buying it and why. A move-out clean is bought by a departing tenant facing an inspection; a rental turnover clean is bought by the owner or manager preparing to re-let, and it is timed against a listing date rather than a walk-through.
- Can you clean before we finish repairs?
You can, but you will pay for it twice. Repairs, paint and floor work all produce dust and debris. Cleaning last is the only sequence that works.
- Do you handle multiple units?
Yes. Portfolio owners and managers regularly have several turnovers in a month, and scheduling them together is usually more efficient for everyone.
- Will you tell us what needs fixing?
