Why one pass is never enough
Drywall dust, sawdust and masonry fines are light enough to stay airborne for hours and small enough to settle into every track, vent, ledge and grain in the property.
Sweep a floor and you put a portion of it back into the air, where it stays until it settles on the surfaces you just wiped. Run the HVAC and you distribute it into rooms the work never touched. Open a window on a breezy North Texas afternoon and you move it around again.
The consequence is that post-construction cleaning is a sequence, not a visit. Each pass removes a layer and lets the remainder settle, and the property only truly stops producing dust after the third one.
This is also why a deep clean booked on a just-finished remodel disappoints. A deep clean assumes a stable, occupied home. It is a good list applied to the wrong physics.
The three stages
Not every job needs all three. A single-room remodel usually needs the last two; a whole-house build needs all of them.
- Step 1
Rough clean
After the major trades and before finish work. Debris, offcuts and packaging removed, floors swept, surfaces cleared so finishing trades can work. This is about access, not appearance.
- Step 2
Final clean
After all trades are finished. The full pass: every surface, every track, every fixture, floors detailed, glass cleaned, vents and returns handled. The property should look finished after this.
- Step 3
Touch-up clean
A few days later, once the dust that was still airborne has settled. Horizontal surfaces, floors, glass and tracks again. Short, cheap, and the difference between a clean house and a clean-looking house.
- Step 4
Handover
For contractors, the touch-up is normally scheduled to land immediately before a client walk-through, so what the client sees is the property at its best rather than three days after.

Paint overspray, adhesive and grout haze are removed where they lift with cleaning methods. Anything requiring solvents, abrasives or refinishing is a trade decision, and we will flag it rather than risk a new surface.
Before we arrive
Post-construction cleaning is fastest and cheapest when the property is genuinely finished. Two things make the biggest difference.
- All trades complete. One more day of cutting undoes a full pass.
- Construction debris and materials removed from the property.
- Power and water connected, and lights working in every room.
- HVAC filters changed after the work, not before the clean.
- Protective coverings on floors and fixtures removed or ready to be.
For contractors and remodelers
If you build or remodel around Carrollton, the useful thing to know is that we schedule around your program rather than the other way round. Rough cleans get booked to unblock finishing trades; final cleans get booked against a completion date; touch-ups get booked against a client walk-through.
It is worth being honest about the slippage. Construction dates move, and a cleaning crew that turns up to a house with two trades still working is a wasted booking for both of us. Tell us early when a date moves and it costs nothing.

Post-construction cleaning questions
- How is this different from a deep clean?
A deep clean targets buildup in an occupied home — grease, hard water, grime that has accumulated slowly. Post-construction targets fine dust and residue that arrived all at once and is still moving.
They need different equipment, a different order of work and a different number of passes.
- Do I need all three stages?
Rarely. A single-room remodel usually needs a final and a touch-up. A whole-house build or a major renovation benefits from all three. We will tell you honestly which your job needs after hearing what was done.
- Can you remove paint splatter and grout haze?
Where it lifts with cleaning methods, yes. Where removal would need a solvent, an abrasive or refinishing, we will flag it rather than risk damaging a brand new surface — that decision belongs to whoever installed it.
- How long after the trades finish should we book?
The final clean as soon as they are genuinely done, and the touch-up two to four days later. Booking the final while a trade is still working is the single most common way this job goes wrong.
- Do you clean the exterior or the garage?
Interior work, plus the garage interior door, threshold and reachable surfaces. Exterior surfaces, driveways and anything needing pressure washing are a different trade.
- What about the HVAC?
We clean vent and return covers and the reachable surfaces around them. Duct cleaning is a specialist trade and is genuinely worth considering after major construction — but it is not us.
