Empty is the point

A move-in clean is not a normal clean performed in an empty house. It is a different scope that only makes sense in an empty house.

The interior of every kitchen cabinet. The inside of every drawer. The shelf and rail in every closet. The inside of the refrigerator and the oven. The corner of the pantry. In an occupied home those surfaces are behind somebody's belongings and are quietly excluded from every standard visit for years.

For the few days between a property being vacated and your furniture arriving, all of it is open. That is what you are buying: not a tidier house, but access to the parts of it you are about to close off.

The other half of the job is what the previous occupant left behind and what the move itself deposited — dust from an empty house sitting still, marks where furniture stood, whatever the last clean did not reach.

Getting the timing right

The sequencing matters more on a move-in than on any other job.

  1. Step 1

    After close, before the truck

    The ideal slot. You hold keys, the property is empty, and nothing you own is in the way. Even a single day is enough.

  2. Step 2

    After painting and repairs

    If a painter, floor fitter or handyman is booked, put them first. Cleaning before trade work means paying to clean twice.

  3. Step 3

    Not the same morning

    Booking the clean for the morning the movers arrive puts two crews in one house. Something gets rushed, and it will be the cleaning.

  4. Step 4

    Book as soon as you have a date

    Move dates cluster at the end and start of the month. The further ahead the booking, the more choice you have of day.

New construction is a different job

If you are moving into a newly built home, or one where a remodel has just finished, what is in the property is construction dust rather than household dirt — and it behaves differently. It is finer, it settles repeatedly out of the air for days after the work stops, and it gets into tracks, vents and every horizontal surface at once.

That needs post-construction cleaning, which is scoped for it: multiple passes, attention to tracks and vents, and an approach that expects dust to keep falling rather than assuming one wipe finishes a surface.

Booking a standard move-in clean on a house that has just come out of construction usually means booking a second clean a week later.

What a move-in clean will not change

A clean, empty property still shows its history. Setting expectations here is fairer than discovering it on the day.

  • Marks in paint, scuffs on walls and nail holes — those are decorating jobs.
  • Worn or damaged flooring, and carpet stains that have set.
  • Etched stone, scratched glass or permanently discolored grout.
  • Odour bound into carpet padding or drywall.
  • Anything behind an appliance that cannot be safely moved.

Questions about move-in cleaning

The seller said it was professionally cleaned. Do I still need this?

Often, yes — and not because anyone was dishonest. A move-out clean is done for the person leaving, and it is normally done before the last of their belongings and the moving process itself have finished depositing dust.

It is also the only chance you will get at the cabinet interiors before they are full of your things.

Can you clean while the movers are unloading?

We would rather not, and it is not in your interest either. Two crews working around each other means rooms get cleaned, walked through and re-dirtied in the same afternoon.

Do you clean the garage?

Interior doors, switches, reachable cobwebs and thresholds, yes. A full garage floor clean-down is a different job involving different equipment — ask when you book and we will tell you honestly whether it fits.

Is move-in cleaning the same as move-out cleaning?

The task lists overlap heavily; the framing is different. A move-out clean is judged by whoever is inspecting the property after you leave. A move-in clean is judged by you, on the day you start living there.

In practice that changes the emphasis rather than the checklist, and there is a full comparison if you are handling both ends of a move.

How long does it take?

Longer than a standard clean of the same house, because the cabinet, closet and appliance interiors are a substantial addition. Bathrooms and kitchen size drive it more than total floor area.
