That split is the practical difference between a condo and any other home we clean, and it needs settling before the first visit rather than during it.
Buildings vary enormously. Some are effectively apartment communities with a gate and a code. Some have a front desk where visitors sign in. Some have a service entrance and a service elevator that vendors are expected to use, sometimes with a booking. Some require any vendor working in the building to file a certificate of insurance with the management company first.
None of that is difficult, but all of it is the sort of thing that turns into a wasted trip if it is discovered on the day. Tell us what your building requires when you book. We are bonded and insured, a certificate is available on request, and getting it filed once means it is done.
Once the access is established it lives on your account and every future visit inherits it.
What to check with your building before booking
Five minutes with your association documents or the management office covers almost everything that can go wrong.
- Does the building require a certificate of insurance from vendors, and who should it name?
- Is there a service entrance or service elevator that vendors must use, and does it need reserving?
- Do visitors sign in at a desk, and does a resident need to authorise access in advance?
- Are there hours during which vendor work is not permitted?
- Where can a vehicle be parked for the length of a visit?
Owning changes what is worth doing
A renter cleans to live comfortably and to get a deposit back. An owner is also protecting a surface they will still own in ten years, and that shifts a few priorities.
Hard floors are the clearest example. Condos lean heavily towards tile, engineered wood and luxury vinyl rather than wall-to-wall carpet, and hard floors reward consistent correct cleaning far more than carpet does. Grit left on a hard floor is abrasive; the right product on the right surface, applied regularly, is the difference between a floor that looks new in a decade and one that does not.
The same logic applies to stone counters, glass shower enclosures and cabinet finishes. Hard water is not just unsightly on glass — left long enough it etches. Tell us what your surfaces are and, if you keep a specific product for any of them, leave it out and we will use yours.

Corridors, lobbies, shared laundry, amenity spaces and the exterior of the building are the association's responsibility. If you sit on a board and are looking at those, that is commercial cleaning rather than a residential visit.
If you rent your condo out
Owners who lease a unit have two cleaning needs and they are not the same. Between tenants you want a turnover clean — cabinet interiors, appliance interiors, closets, the works — because that unit has to show well to the next viewer.
During a tenancy, whether cleaning happens at all depends on your lease. If you provide it as part of the arrangement, a recurring schedule on the unit is straightforward and the discount applies as normal.
For short-term letting the rhythm is different again: a changeover clean between every stay, worked to a consistent list so each guest arrives to the same standard. That has its own page.
Questions about condo cleaning
- My building needs a certificate of insurance. Is that a problem?
No, it is routine. We are bonded and insured, and a certificate can be issued naming the party your management company requires. Ask for it when you book so it is filed before the first visit.
- Can you use the service elevator?
Yes, and we will if that is what your building expects. If it has to be reserved in advance, let us know and we will work to whatever window you book.
- Do you clean the balcony?
Sweeping a balcony or terrace and cleaning the inside of the door glass can be included. Anything on the exterior face of the building, or requiring work over a railing, is outside a cleaning visit.
- What products do you use on hard floors?
Products appropriate to the surface. Tile, engineered wood and luxury vinyl each want something different, and using the wrong thing repeatedly damages a floor. Tell us what you have, and if you keep a specific product for it, leave it out.
- Is condo cleaning priced differently from a house?
It is priced the same way — from bedrooms, bathrooms and condition. A two-bedroom, two-bathroom condo prices like a two-bedroom, two-bathroom home. Building access requirements do not add a fee.
