An empty room hides nothing
Everything a sofa was covering, every mark where a bed stood, every shelf that has not been seen in three years — all of it is visible at once, and all of it is what somebody is about to walk through and assess.
That is why move-out cleaning is a heavier scope than a normal visit. The interiors of cabinets, drawers, closets and appliances are all in play, because in an empty property they are all open and all expected. Baseboards get done along their full length rather than spot-checked. Floors are worked to the edges and into the corners, where furniture has kept dust undisturbed.
It is also why the timing is fixed and unforgiving. The clean has to happen after the last item leaves and before whoever is inspecting arrives, and those two events are often a day apart.
Whether you are a tenant facing a walk-through, a seller handing over keys, or a landlord turning a unit around, the scope is the same. What differs is who is doing the looking.

Done once the property is empty. Anything still in the house has to be worked around, which costs time and leaves gaps.

Carpet extraction, wall painting, repairs and hauling away furniture or belongings sit outside a cleaning visit. If a property needs those, arrange them separately — and before the clean, not after.

About security deposits
We will not promise you your deposit back, and you should be wary of any cleaning company that does. Whether a deposit is returned is decided by your landlord or property manager against the terms of your lease and the condition of the property, including things cleaning cannot affect — damage, wear, unpaid items and paperwork. What we can do is make sure cleanliness is not the reason it is withheld, and give you a scope you can point at.

Getting the day right
Book the clean for after the property is completely empty. Not mostly empty. A stack of boxes in one room means that room gets cleaned around, and the walk-through will find exactly that spot.
Leave at least a day between the clean and the inspection or handover if you possibly can. It gives room for the schedule to slip and gives you time to walk it yourself with the lights on.
If utilities are being disconnected, keep power and water on until after the clean. Cleaning a property with no water is not possible, and cleaning one with no lights is not worth paying for.
End-of-month dates are the busiest in the calendar for exactly the reason you would expect. Book as soon as you have your date.
Questions about move-out cleaning
- Do you clean inside the oven and refrigerator?
Yes. On a move-out clean both are part of the standard scope rather than an add-on, because an empty property is expected to have them done and every inspection checklist includes them.
- What if there are still things in the property?
We clean around them and note what was not reachable. The result will have gaps in exactly the places an inspection looks, so it is genuinely worth getting everything out first, even if that means moving the booking by a day.
- My lease says it must be professionally cleaned. Can you provide proof?
Your booking confirmation and receipt from the Hygiene Maids system name the service and the property, and that is what most property managers ask for. Send us the wording in your lease before the visit and we will make sure the scope covers what it specifies.
- Can you do it if I have already moved out of state?
Yes, and it happens often. We need a way in — a lockbox, a code, or a key with an agent or neighbor — and a way to reach you if something needs a decision. Everything else runs through your account.
- Do you take away the trash?
Trash generated by the clean goes with us. Furniture, appliances, and a garage full of things you decided not to take are a hauling job, not a cleaning one, and need arranging separately.
- How does this differ from a deep clean?
A deep clean is for a furnished home you are still living in. A move-out clean assumes an empty property and therefore includes cabinet, closet and appliance interiors as standard. Booking a deep clean for a move-out usually leaves exactly the things an inspection checks.
